What is a New Build EPC?
New build EPCs are produced in a different way from a standard EPC. A new build EPC is normally carried out during the design stage of a property, to give the property a target energy rating before works are completed. A further EPC is then carried out once the property's development is complete, to show the 'as built' EPC rating.
How Does it Work?
New build EPCs are created by an On-Construction Domestic Energy Assessor (OCDEA), using the SAP methodology and software. Any new dwelling, or dwellings created by conversion or change of use are required to have SAP calculations carried out.

The assessor will then, in turn, produce an EPC outlining the energy efficiency of that new build. The assessor will use architects' plans and drawings, together with detailed information around construction, heating and ventilation amongst other things.
